Business rates are a property tax on non-domestic property, including workshops, small industrial units, storage yards and some lock-ups used for business. The bill is based on the property's rateable value, set by the Valuation Office Agency in England and Wales and by assessors in Scotland.
Small business rate relief in England
If your only business property has a rateable value under £12,000, you can usually get 100% relief, meaning no rates to pay. Relief tapers between £12,000 and £15,000. You normally apply to your local council. Check the current rules on GOV.UK, as reliefs and multipliers change.
Scotland and Wales
Scotland has the Small Business Bonus Scheme and Wales has its own small business rates relief. The thresholds differ from England's, so check with your council.
All-in rents
Some operators of small units and storage sites include rates in a single monthly price. Others split units so each has its own rateable value. Ask how it works before you sign.
Find your rateable value
You can look up a property's rateable value on the government's valuation website before you commit.
